Easy to install. Just disconnect power to the hot water tank, shut off the water supply, drain the tank, and remove the elements with an 1-1/2 socket wrench. Be sure to refill the tank with water before turning the power back on.

A quick search revealed that the problem was likely a bad element. I was able to see that it was the lower element using a simple multimeter. We replaced both (since 2 came in the box) and the water heater is working as it should. Cheap and simple fix. OH... I did buy a socket to fit the elements... it made the job even easier.
