It's a nice item to deal with the outside air coming thru thr bottom of the door. The quality is good. The closer works very nicely. It does what it's meant to do - keep outside air from coming into the house thru the bottom of the door.

My storage room door in our condo garage had a gap under it that I couldn't seal (to protect from small critters) because of the unlevel floor. This took care of the problem.My storage room door opens into my storage room, so this mounts on the outside of the door and is as unobtrusive as the cheap non-adjustable plastic door bottoms that others use here. With this door bottom installed, I was able to lay some cheap carpet on the storage room floor. Because this door bottom immediately pops up to door bottom height as the door is opened, it clears the carpet inside the room, and drops to seal the bottom of the door when it's closed.Installation is easy, but only after the Door Bottom is trimmed to fit. My recommendation if you've never installed on of these before: Read the instructions. Read the instructions again. Measure twice. Measure twice more. Cut once (carefully). Once it's the right size, installation is simple. Overall, this shouldn't be a problem for a confident DIYer.

Pro- When adjusted correctly the drop seal works wellCon - the screw that is supposed to keep the adjustment screw from backing out is so small as to be nearly impossible to screw into the bar.Con- The screws that come with the seal kit are not hardened, hence not very durable.Con- It would be nice to have more than 3 mounting holes.

We had a facility with an outswing door and asphalt on the outside. The pavement was terribly rough and would chew up all other door bottoms and sweeps. Installed this one from another supplier 15 years ago. It is still installed and functioning as needed without further adjustment.This door bottom (Pemco) was installed in a residential setting with a wood sill plate. The door swings to the outside.The seal drops down to the sill plate when the door closes by way of an adjustable stud that makes contact on the door frame when the door closes which drives the seal down. Upon the door opening the spring load raises the seal immediately so there is no drag or damage to the seal. These are ingenious methods of preventing unwanted debris, leaves, bugs and water from entering the room.

Good: Mechanism works reliably.Bad: Tricky to cut (unclear how to position the inner channel during cutting). Tiny cover screws don't go in and strip, stick out and tear door weatherstripping. The neoprene gasket is not very soft and will not seal against a bowing floor, defeating the purpose.Overall it's OK if you can get around these issues.

Perfectly solved my problem. I had a huge gap under my entrance door to my apartment. However, my carpet inside was much higher than the one outside, so I couldn't just put a simple door bottom sealer. Either the gap was still visible or I couldn't open the door. This product came to the rescue. Works perfectly. I know it's not cheap, but at least I am not frustrated with my door any more.

Ive installed a TON of Pemko door bottoms, ranging from this specific model to mortise units. THEY ARE ADJUSTABLE! The bottom WILL close unequally, staring from the jamb, then moving down and along the length as the door closes.They CANNOT exceed their design specs- if the spec says 'maximum gap is 0.79' then dont expect it to clear carpet that is over that. The door height, threshold height, etc etc all need to be planned and compared to the specs to make the install work.Last instal was two of them mortised into 8ft x3ft double doors, that closed down onto a grainite floor with no thresholds. The pemko door bottoms had to overcome the lack of a threshold, which makes a more dramatic entrance.As they say, YMMVSo much fail in these reviews.

The floor inside the house was not even, so the door has to have a 1/2 gap. With this door bottom, the problem is solved by adding an accessory with a great appearance and a good and simple technology. When I saw it first after opening the package, I repacked it back and almost returned it. It looked like it wouldn't work properly when installed. But then I realized that both sides had to be flush and I made a simulation at a small distance from a flat surface (it could be any floor as well), and the product worked excellently. After installation, what I could see was that the product worked as it did in the simulation, and hopefully, it will continue that way for a long time. It is important to be extra careful not to cut too much. I needed a piece with 34 3/4 to fit perfectly in the door, but first I cut it with around 35 3/8 to check if the cut was going to come out OK. I used a grinder with a thin disc for metal to cut but probably a miter saw with a normal or trim blade would do an easier and more accurate job. The cut has to be super precise with less than 1/16 of error if possible. That is why is important to cut it bigger and even sandpaper the last 1/16 to make sure there is the least possible gap. Putting a piece of wood or something else on top of the door bottom to guide where the miter saw will cut will help to get the exact cut every single time as well.
